There are many places to find advice if your home is close to foreclosure. They include:

- the internet
- foreclosure counselling and assistance services
- lenders
- financial planners
- government associations

Of the above resources, the internet is the one that can land you in trouble if you don’t seek out reliable sources. There are so many websites now about foreclosure but not all contain accurate or relevant information. Always double check facts and statements before putting them into action because the window of opportunity for avoiding foreclosure is short - the last thing you will want to do is waste time going down the wrong paths. It lists all your options and shows you how to implement them correctly to help stop foreclosure.

Foreclosure counselling services and financial planners will often cost you alot of money, and are generally in it to earn money for themselves. With that said there are some quality free services about but again, you will have to carefully seek them out. The last think you need to do is to spend more money at a time like this.

The best place to go (contrary to some opinions) is your lender. They are the ones who best know your situation and ultimately the only ones who have the power to reverse it. It is them that you are in debt to and as such, they will do all they can to assist you. It is not in a bank’s interest to take your home. Why? They will lose many thousands of dollars in lost interest payments. So, with both of you having a goal of letting you keep your property you can possibly work out a plan or refinancing arrangement that will result in you being able to continue making repayments on your mortgage so you can continue to live in your home.

There are some federal agencies that can provide foreclosure help. You can see HUD who can point you to housing counsellors. A lawyer is also able to assist in this situation but again, they cost money. You must decide whether you can afford to hire paid help to assist you and whether that is the right path for you to take.

The best way to help stop foreclosing on your home is simply to talk to your lender and try to work out an arrangement that will lower your loan repayments, allow you pay back missed payment and ultimately: allow you to keep your home.
